The most common way to sell your house is to contact a Realtor and list the home. Then the Realtor starts to show the home, someone likes the home, they make an offer, you counter on their offer, you both agree on the terms, they then contact a mortgage broker and start the financing process. The property is then appraised and inspected and any improvements or repairs are then requested and you, of course, have to pay to have those taken care of. If all is still a go then the closing is scheduled for around 45 days later. Over all it takes around 60 days to sell your house AFTER the new buyer is found.
During that time you are paying the mortgage, mowing the grass, paying the utilities and if you aren't still living there you are running back and forth from your new home to the house checking to make sure all is ok.
