Continuation of Tips- A Little More Aggressive Approach

Here are a few tips that are not a easy. This is a list of things that need to be taken care of that are a little more than just house hold cleaning.


 13. Does the roof need replacing? Does it have dark stains or shingles missing? the roof is usually a major concern to buyers. If the roof needs replacing it is good to go ahead and take care of the issue or make an allotment at closing for the roof to be replaced. If  the roof still has quite a but of life left in it but has stains their is a product on the market that can be applied to help remove stains.

  14. If the home is vacant I advise you to do a "light" staging. Such as towels in the bathrooms, a few decorative things in the kitchen, throw rugs, decorative items around the fireplace, etc. These items are here to make it easier for the prospective buyer  to visualise themselves living there with out the clutter of the previous homeowner.

 15. If there are maintenance items that need to be taken care of, I strongly suggest that these are take care of BEFORE you start showing the house. Sometimes buyers see the small maintenance  issues and are wonder what other repairs are needed. Once the buyer gets a negative taste in their mouth they are more than likely to either not submit a offer at all. If they do submit a offer they are more likely to low ball you. That is NEVER a good thing!

Updated Tips to Make Your Home Shine!!

When selling your house, wither its with a Realtor or For Sale By Owner there are a few steps that you can take to help the house show better.

   10. Kitchen needs to have clean uncluttered counter tops, clean out cabinets (don't empty them out but arrange them neatly). The area under the sink needs to be neat also. This area almost always gets looked at! All surfaces need to be clear and have a fresh, clean look. Bleach the sink, clean the oven, wipe out the fridge, even put baking soda through the garbage disposal and dishwasher. The kitchen area can be the cause of various different not-so-wonderful smells and that can be a real turn off.

  11. The garage/carport is another area that needs special attention. Its important that this area looks spacious, cleaned out, and box up what is not regularly used. Power wash/ clean the floor and wash the windows and doors in this area too.

   12. Do you live in a brick home? Does it have any siding? If there is siding make sure it looks great!! The green mildew growing on the siding is a serious eye sore, but a easy fix. Something a simple as a power washer and a good scrubbing can drastically change the look of your home. This can be hired or a simple do it yourself project. Depending on the amount of mildew and siding on the home, it could be no more than a days project.

Quick Tips That Makes A Huge Difference!!!!

These are just a couple of quick and easy tips that can make a huge difference in your home when trying to sell it.


  7. A fresh coat of paint on all surfaces gives the appearance of a "move in ready" home! Neutral colors are very effective and can be easily accented. Using neutral colors allows for a broad range of individuals to accented with their own personal flavor. This is what they will be envisioning instead of the dead of having to repaint the home.

 8.  Even if the walls don't need painting, touch them up. If it is stained trim use a rag and polish to give them that just stained look!

 9. If you don't remember anything that I tell you PLEASE remember this.... Bathrooms and Kitchen SELL Homes!!! These two rooms should be clutter free and showroom spotless! ( Clean, Fresh towels, air freshener, clean rugs, etc.)

As I was mentioning in my last blog, when selling your house, weither its with a Realtor or For Sale By Owner there are a few steps that you can take to help the house show better.

4)  Be sure and have the daily clutter put away- you may even consider boxing up unnecessary items and putting them into storage. You want the prospective buyers to see the house ... not be busy looking at your "stuff".

5)  Smells are important!  If you have carpets in your home make sure they are clean-- you can hire a professional to come clean your carpets or you can rent a carpet cleaning machine and do the job yourself in a day. Wash your window curtains and bed spreads, too. Cleaning these items can really improve the over all "smell" of a house.

6)  Pets-- Be sure and have all the pet areas clean--cages, aquariums, bedding areas, etc.  It is amazing what we get use to in our own homes. We love our pets so we tend to over-look their little "issues". But, when you are wanting someone to buy your home those "issues" stand to become their "issues" when they buy the house.... don't let your pets stop your house from selling.

Needing to sell your house? Here are a few things you may want to do to make your house more appealing.

1)  Curb Appeal-- Mow and trim the yard, shape and trim all the landscaping. Remove debri, leaves, etc from the yard. (put away toys, bikes, scooters, basketballs, etc)

2) Make sure your front entrance is inviting. Powerwash the sidewalks and porch. Put a fresh coat of paint on anything that needs it. Install a new doorbell. Install a new modern front door knob & lock set. Clean all glass areas. Have a nice potted plant near the entrance area (if seasonally appropriate).

3) The front inside entrance should be inviting to prospective buyers. Place an air freshener near the front door (candle, plug in, etc) to welcome visitors into your home. The entrance needs to be clean and inviting. No shoes or jackets visible. The coat closet needs to be arranged and scarce (looking ready to hold their coats and shoes ;-) This is one of the area that will be checked by prospective buyers.

Looking for houses to buy.... sell me yours :-)

I sound like a used car salesman trying to fill the car lot ...LOL...but...

I need houses! I buy houses that owners are having trouble selling (especially in todays market) or must get out from under, quickly.
